What are recharges?
We’re committed to providing a high-quality repairs service and keeping your homes safe, well looked after and in good condition.
Sometimes repairs are needed because of damage or because a customer hasn’t kept up with their responsibilities. When that happens, the person living in the home may have to pay for the repair (this is called a recharge).
What this means and what you need to know:
Why do we recharge for some repairs?
Stonewater is a not-for-profit organisation. This means the money we make is spent on:
- Maintaining and improving our existing homes
- Delivering services to customers
- Building new homes
If repairs are needed because someone has broken their tenancy or lease agreement, the law says we must charge them for the cost. This makes sure that money meant to maintain homes for all customers isn’t used to pay for damage or neglect caused by one person. Recovering these costs helps us look after our homes and manage our finances so we can continue providing services to you.
You’re responsible for:
- Keeping your home clean and in good condition
- Carrying out repairs that are your responsibility under your tenancy agreement
- Avoiding damage
If repairs are needed due to accidental or deliberate damage, neglect or failure to maintain fixtures or fittings, you might be charged for the cost of putting it right.
Contents insurance can help!
We strongly recommend that customers have their own contents insurance. This should include cover for accidental damage and damage caused to other people or property. Having the right insurance can help to protect you from unexpected costs.
Contents insurance can also pay to repair or replace belongings if they’re damaged, broken, stolen or lost because of accidents, floods, fire, burst pipes or theft. Stonewater does not provide insurance or quotes. You must arrange this directly with the insurer.
