Responsibilities
Generally speaking, Stonewater is responsible for the maintenance and repair of anything to do with the exterior of the building, fixtures and fittings, heating, hot water, electrical, gas, sanitation installations, kitchen and bathroom suites. We are also responsible for any repairs in communal areas, which you can report to us at any time.
Most of the other things in your home are your responsibility to get fixed if they get broken or stop working. This includes anything which you have installed or been given by us.

Home insurance
You can protect yourself from unexpected costs or damage to your possessions with home contents insurance.
Damage caused by things like fires, burst pipes and vandalism aren’t covered by us, so good cover could save you a lot of money if something goes wrong.
The National Housing Federation, in partnership with Thistle Insurance and Great lakes Insurance UK Limited, offers insurance specially designed for housing association tenants. Other providers are available and you should always shop around for the best deal.
Moving out
When you move out of one of our properties, you must make sure it is clean, empty and in a good state of repair.
If something needs fixing and it’s your responsibility
If there’s a repair needed in your home that is your responsibility to fix, we will support you to get it sorted within a reasonable time frame so that your home remains a safe place for you and your family to live.
If you don’t arrange for the work to get done after a period of time, then we may have to carry out the repair ourselves and charge for the work and any other associated costs.
Where the property deteriorates because of neglect, for example when repairs have not been reported and the problem has got worse, we will charge you for the cost of putting it right.
Generally speaking, we don't carry out any work which customers are responsible for but there may be instances where we do, depending on who is living in the property.

DIY
If something needs repairing in your home and it’s your responsibility, you are welcome to carry out the work yourself if it is safe to do so, but you should hire a trained professional where possible.
